THE JOB OF THE APRRAISER
The answer to this question is in fact very simple: the Appraiser will establish, from the lender point of view, what is the actual value of the property, because the house is going to be the guarantee of the loan that the buyer needs to obtain in order to buy your home. The lender will not lend the money to the buyer if the value found of the property is lower than the agreed price in the purchase contract. In other words, the transaction will collapse.
To understand the importance of the appraisal, it is good to have a good idea of what happens to the loan after escrow is closed:
- The loan will be sold in the Secondary Market, to institutions such as Fannie Mae or Freddie Mac. This will provide to the lenders or banks with new money to make more loans.
- Fannie Mae or Freddie Mac will make large bundles of these loans that will be offered to investor of Wall Street. These securities, that are backed up by mortgages, will be sold around the world. The companies that would buy these bundles are Insurance Companies, International Banks and Retirement Funds of Europe.
This explains the purpose of the appraisal: which is to ensure that the loan that the buyer of your property is obtaining, is fully backed up and can be sold in the markets above mentioned.
