Selling your home by yourself is a good idea if you know very well what you are doing. You will maximize your profits. However, if you do not have the skills required to handle a real estate transaction, without falling into problems, please do not do it.

There are however, nine potential problems that you need to avoid when selling a home. I would like to highlight these for you:

House is tied down for months in an un-closable escrow due to, mainly, to inability of buyer to obtain a loan. (There might be other problems that will impede to close the transaction.)

Real Estate Investors that are aware that you will not pay a commission and would like to buy your property at a lower price.

Home badly priced, either above or under. Over pricing will make your home last longer in the market and hence it may taint the image of the house. Many buyers will ask, why has sold? It may have something wrong.!

Security Issues. Many 'potential buyers' may not be what they claim to be. They want to know your home to later steal something.

Potential buyers will make phone call at any time to see the home. This could later become a burden!

You will be making open house with only one home to sell!!!. Real Estate Agents do open houses, because they know that if the buyers do not like the house presented they have many others to show!!!
