We strongly recommend to our clients that they make all the corresponding inspection to the home they are buying, because it is very difficult to fully assess a home with only the initial inspection they make when the first saw the home. The Job of the Appraiser:

THE JOB OF THE APRRAISER

The answer to this question is in fact very simple: the Appraiser will establish, from the lender point of view, what is the actual value of the property, because the house is going to be the guarantee of the loan that the buyer needs to obtain in order to buy your home. The lender will not lend the money to the buyer if the value found of the property is lower than the agreed price in the purchase contract. In other words, the transaction will collapse.

To understand the importance of the appraisal, it is good to have a good idea of what happens to the loan after escrow is closed:

  1. The loan will be sold in the Secondary Market,  to institutions such as Fannie Mae or Freddie Mac. This will provide to the lenders or banks with new money to make more loans.
  2. Fannie Mae or Freddie Mac will make large bundles of these loans that will be offered to investor of Wall Street. These securities, that are backed up by  mortgages, will be sold around the world. The companies that would buy these bundles are Insurance Companies, International Banks and Retirement Funds of Europe.
This explains the purpose of the appraisal: which is to ensure that the loan that the buyer of your property is obtaining, is fully backed up and can be sold in the markets above mentioned.
What Is the Job of the Escrow Office?
WHAT IS ESCROW:  
An Escrow Office is an impartial third party that follows the instructions of the buyers and sellers in order to full fill the agreements reached in the purchase contract.
This are some of the function of escrow:
  • Receives the initial deposit of the buyer.
  • Request from the title company the Preliminary Title Report. (This is a summary of legal and technical aspects that may affect the property.
  • Request the pay off any debts that are affecting the property.
  • Issues instructions to escrow that needs to be signed by sellers and buyers.
  • Receives from the buyers the final deposit for closing of the transaction.
  • Sent to the title company the Grand Dees & Dees for its recording
  • Delivers an analysis to buyers and sellers of the costs of transaction.
